AI SEO for home services:
"who should I call?" now has an answer.
"Emergency plumber open now near Clemmons." "How much should a roof cost in North Carolina?" "Is my AC worth repairing?" Homeowners ask AI these questions at 9pm with water on the floor, and the answer names who to call. Home services is where we have the most installs measured: a lawn care company from 48 to 97, a plumber from 61 to 90, a roofer from 79 to 90.

Why AI SEO matters for home service companies
Home services already runs on Google's local products: the map pack, Local Services Ads, the Business Profile. Google's AI features draw on the same profile data, and its own optimization guide tells local businesses to keep Business Profile current because that is where AI features learn local details (Google Search Central, "Google's guide to optimizing for generative AI features" (May 2026, updated Jul 2026)). The website's job is to confirm and expand what the profile says: the license, the service area, the price ranges, the emergency hours.
Trades are also where trust signals are most concrete. North Carolina licenses plumbing, heating and electrical contractors and general contractors on jobs above the statutory threshold, and every one of those licenses has a number an engine can read if you print it. Most sites show a badge image instead. Across the 79 Triad businesses we scanned, 23 percent had inconsistent phone numbers and 97 percent had reviews a crawler could not read (DiamondBack Advertising, "The State of AI Search in the Piedmont Triad" (79 local businesses, Aug 2026)).
What people actually ask
Real question shapes we have heard, seen in our clients' analytics, or used in scans for home service companies. Ask them yourself in ChatGPT, Perplexity and Google AI Mode and write down who gets named; that is the scoreboard. The prompt kit builds them for your own business and city.
- Who is a reliable emergency plumber near Clemmons, NC that is open now?
- How much does a new roof cost in North Carolina in 2026?
- Should I repair or replace a 12-year-old air conditioner?
- Which electricians in Greensboro can install an EV charger?
- What questions should I ask a general contractor before signing?
- Tell me about [company name].
The specific signals
Schema types that exist
Plumber, HVACBusiness, Electrician, RoofingContractor, GeneralContractor, HousePainter, Locksmith, MovingCompany and the catch-all HomeAndConstructionBusiness are all real schema.org types. Lawn care is not; use LocalBusiness plus HomeAndConstructionBusiness. Check before you ship.
Service area, not just an address
areaServed listing every town you actually go to, matching the Business Profile service area. Engines answer "near me" per town.
Service pages that answer the price question
"How much does X cost?" answered with a real range on every service page. Engines quote ranges; they skip "call for a quote."
License and insurance in text
License number, licensing board, insurance, Google Guaranteed status if you have it. In a sentence, on the page.
Reviews the crawler can read
Google reviews visible in the HTML with a real aggregateRating, answered. Velocity matters more than a burst.
One phone number
Tracking numbers printed on the page count as extra numbers. Keep DNI for ads if you must, but make sure the raw HTML carries the one number the Business Profile uses.
The install for home service companies, step by step
The same four layers as every install (the complete guide explains them), in the order that works for this vertical:
- Open robots.txt and the firewall to the search agents; confirm the page text is in the HTML, not delayed by a speed plugin.
- Install the sitewide trade-specific block (Plumber, RoofingContractor, and so on) with address or service area, hours, emergency availability, license and sameAs.
- Give every service its own page with a Service node, a price range and a five-question FAQ marked up as FAQPage.
- Build real location pages for the towns you serve most, with local jobs and local FAQs, not a swapped city name.
- Print the license number and insurance in text; mark up the real Google rating.
- Fix the phone number everywhere, including directories and the Business Profile.
- Publish llms.txt and an explicit robots.txt allow-list.
- Ask the engines the six prompts above, record who is named, rescan, repeat quarterly.
What we have measured
Three measured installs: a lawn care company from 48 to 97 in September 2026 (case study), a plumbing company from 61 to 90 and a roofing company from 79 to 90 in August 2026 (DiamondBack Advertising, the public results ledger). The lawn care install also caught an invented schema type we had shipped; the scan flagged it and we replaced it with real types. That is why the rescan is the deliverable.
Scores are DiamondBack's 20-point technical scan of what AI systems can read on a site, run before and after with the same engine. They measure readability, not citation frequency.
Straight answers for home service companies
Do homeowners actually ask AI for a plumber?
Yes, especially at night and in emergencies, when typing a question is easier than comparing ten listings. The answer usually names two or three companies and gives a reason. The signals that earn the name are the same ones Google's local products already use, plus a readable website.
What schema type should my trade use?
Use the real schema.org type for your trade: Plumber, HVACBusiness, Electrician, RoofingContractor, GeneralContractor, HousePainter, Locksmith or MovingCompany, or HomeAndConstructionBusiness if none fits. Do not invent one; engines ignore types that do not exist.
Should I put prices on my pages?
Ranges, yes. Engines quote a page that says "most water heater replacements run $1,800 to $3,200" and skip the one that says "call for a quote." You are not committing to a number; you are answering the question.
Does my call-tracking number hurt?
It can. A tracking number printed in the HTML reads as a second phone number, and 23 percent of the Triad businesses we scanned failed the consistency check. Keep dynamic insertion for ads if you need it, but make the raw page carry the Business Profile number.
What results have you measured in home services?
A lawn care company 48 to 97, a plumbing company 61 to 90, a roofing company 79 to 90, each measured by the same 20-point scan before and after.
Does this work alongside Local Services Ads?
Yes. LSA and AI answers draw on overlapping trust signals: reviews, licensing, a verified profile. Improving one improves the other.
